The reactive work. Drywall and paint, door hardware and closers, ceiling grid and tile, flooring and transitions, fixtures, partitions, minor carpentry, and the punch list nobody got to. If it’s a work order sitting in your queue that needs a competent set of hands, this is it.

Preventive and scheduled maintenance

Planned visits at whatever interval fits the property — monthly, quarterly, seasonal. We walk the building, address what’s in scope, and document what we found that isn’t. The point is to stop paying emergency rates for problems that were visible three months earlier.

Equipment installation and tenant improvements

Installing equipment and fixtures, prepping suites for turnover, supporting build-outs, and handling the improvement work between one tenant leaving and the next moving in. Coordinated around occupied space and access windows, because that’s usually the hard part.

Project management and construction consulting

When the job is bigger than a work order: defining scope, building a schedule, coordinating trades, tracking progress and closing out properly. Also available as consulting when you have the crew but need someone who can read the plan set.
