Commercial handyman services
Commercial handyman and repair services in Northern Virginia
The work orders that stack up. Doors that don’t latch, drywall patched badly twice, ceiling tile stained from a leak that got fixed six months ago, hardware that’s been “on the list” since spring.
What we actually work on
Doors and hardware
Closers, latches, locksets, panic hardware, frames, thresholds, weatherstripping, alignment and adjustment. The single most common commercial work order there is.
Drywall and paint
Patching, repair, texture matching, touch-up, and full repaints of suites, corridors and common areas.
Ceilings
Grid repair, tile replacement, water-damaged tile, access panel work.
Flooring
VCT and LVT repair and replacement, transitions, base and trim, carpet tile swap-outs.
Fixtures and finishes
Restroom accessories, partitions, signage, shelving, casework, millwork repair, mirrors and mounted hardware.
Carpentry and general repair
Trim, framing, blocking, built-ins, and the miscellaneous punch items that don’t belong to any one trade.
If it needs a licensed specialty trade — the kind of work that has to be permitted and inspected — we’ll tell you that instead of taking it on.
How a work order runs
- You send the details.Property, issue, and how urgent it is.
- We confirm what we’re walking into. And schedule around your access window rather than ours.
- We do the work.In occupied buildings, during hours that suit the tenants.
- You get a close-out.What was done, plus anything we noticed that you’ll want to know about.
For anything ambiguous we look at it before quoting. It costs a site visit and it saves the conversation where the price changes halfway through.
Response and scheduling
We respond during business hours. Urgent items get triaged first, and we’ll tell you honestly when we can be there rather than promising a window we can’t hold.
Common questions
What kinds of properties do you work in?
Commercial only — offices, retail, industrial, warehouse, restaurant, medical and multi-tenant buildings.
One work order, or only contracts?
Both. Plenty of relationships start with a single repair.
Can you work around occupied tenant space?
Yes. Most of our work is in occupied buildings, scheduled around access windows and business hours.
Who actually shows up?
The same person who quoted it. That’s the point of a small operation.

The work order queue
Doors that don’t latch. Ceiling tile stained from a leak that was fixed months ago. Hardware that has been on the list since spring. None of it is dramatic, and all of it is what tenants actually notice.
