Installation & tenant improvements
Equipment installation and tenant improvements in Northern Virginia
The work between one tenant leaving and the next one opening — and the equipment and fixture installs that happen while a building is still running.
Both have the same hard part: doing it around occupied space, on a schedule that doesn’t move.
What we install and improve
Equipment installation
Mounting, anchoring, assembly and placement of commercial equipment and fixtures, coordinated with whichever trade handles the connections.
Fixtures and accessories
Restroom accessories, partitions, shelving, storage systems, signage, wall protection, mirrors and mounted hardware.
Suite turnover
Paint, patch, flooring, hardware, cleanup and punch-out to get a space ready to show or ready to occupy.
Tenant improvement support
Demo, framing, finishes, trim and coordination on build-outs, working alongside the trades handling permitted scope.
Retail and restaurant fit-out
Fixture installation, millwork, finishes and the long punch list that comes before opening day.
Where we stop
Permitted structural, mechanical, electrical and plumbing scope goes to the licensed specialty trade that should be doing it. We’ll tell you where that line falls on your job.
Working in an occupied building
Most of this work happens while the rest of the property is operating. That means access windows, noise limits, protecting finishes on the route in, keeping corridors clear, and being off site when you said you would.
We plan for that up front instead of discovering it on day two.
Coordinating three parties
Turnover work usually involves a landlord, a property manager and a tenant who each want something different. We work to whichever one is holding the schedule, keep the other two informed, and flag conflicts early rather than at the deadline.
Have a space to turn over?
Send the property and the target date. We’ll walk it and tell you what’s realistic.
